House Under Contract

On the evening of Monday, February 24, the house went under contract. Anticipated closing is the end of March. I’m not going to share more until we get through appraisal and inspection.

This has altered my plans again.

  1. There is a buyer’s agent involved, but no seller’s agent. Because this all happened prior to March 1 when I was going to pass the house off to an agent, it is going through as FSBO. The lawyer who has always handled my family’s affairs here is handling the sale. (And yes, I do have to pay him.) I am also paying the buyer’s agent 3% which I advertised when I created the listing on both Facebook and Zillow.
  2. Instead of spending a month in Texas, I will be staying two weeks, then returning to Georgia pending the closing date.

Post House Sale Plans

If all goes well and as planned, the house will close by the end of March. That leaves me at loose ends the month of April. The family is all planning to be in Georgia for the first week of May for Princess’ college graduation, a family weekend, Princess’ 21st birthday, and Mother’s Day. And by family I mean all 5 of my kids plus some of my immediate family from Texas.

Options

I won’t make any firm decisions or plans until I know the house will close as scheduled. But I am reviewing options so I am ready.

  1. Beauty and her fiancé have a home with a guest room that they have invited me to stay for a while.
  2. Princess has an apartment (couch) where I could stay for a few days, probably week max. I will most likely stay here the week directly after closing since we have appointments together that week.
  3. Return to Texas for the month.
  4. Roadtrip!

Update

Buyer pulled out March 4th via email from their real estate agent. The due diligence period was through March 7th. No reason was given. (I believe it had to do with their financing as they were getting a 100% finance loan.)

It definitely through me for a loop mentally. After giving myself a couple of days to process. I’ve decided to return to GA at the end of this two week period, and decide what to do then. I need a break from thinking about the house.  So it will sent empty. And I will focus on work and finding more work. And spending some quality time with my family.

One Less Dog to Feed and Son to Insure

Today Jake has officially moved in with his dad, my youngest son, Gymnast. And I have passed off the financial responsibility on to him as well.

Jake moved in with Princess last summer when she got her solo apartment. I insisted on it as a security measure. And frankly, the two boys dogs just were a lot to handle together. All in all it worked out great for everyone.

Princess got some security as she settled in. Gymnast got the rest of the year to get his own place. And I shed some of the responsibility of physical care of another dog.

But I continued to contribute financially to his upkeep. When I bought food, I provided for him. I paid for the annual vet visit. Etc.

Now Gymnast will take on those responsibilities! We are all happy campers about this. Another right of passage for my growing kids completed.

On His Own Insurance

Gymnast made another leap into independence last month. He got his very own car insurance policy. He finished paying his car off in December. We completed the switch in car title while he was in Georgia in January. And then he shopped for insurance.

His monthly premium on the family plan was right at $458 per month. (He has had 3 wrecks since getting his license, including totaling his first car back in 2021.) That made our monthly payment $930 per month. Ouch!

I covered his insurance payment for the last quarter of 2024. And he used that time wisely to pay off his car. So proud!

Anyways, he shopped around, found full coverage for right at $800 for 6 months and made the switch last month. I am just so freaking proud of him. (All my kids, really.)

So while he had started covering the cost again in January. It does take some of the mental pressure off me to be on his own policy now.

New Insurance Rate

Beauty got her own policy last fall when she purchased a new car. (She was on the family plan as a driver since she drove my car regularly.) Gymnast moved to his own policy this past month. So it’s just Princess and I. And this month is the end of the 6 month policy. I’ve just gotten our new rate for the next 6 months…

$273 monthly payment. I about fell out of my chair when it came through. I know there are lots of factors with insurance. Princess turns 21 this term. Credit score has greatly improved. Clean driving records.
